How ES Johnson Builders Designs and Builds Under One Roof

Custom Home

Ask around about building a custom home on Lake Norman, and you’ll hear a familiar story. The plans looked perfect. The lot looked perfect. Then the bids came in, and the dream house was a few hundred thousand dollars over budget.

Eric Johnson has spent his career making sure his clients never have to tell that story. He’s the founder of ES Johnson Builders, an award-winning custom builder serving Lake Norman and the greater Charlotte area. He’s been in the business for 37 years, 33 of them under his own name.

Plenty of great builders work around our lake (Eric is the first to say so). What sets his team apart is that they don’t just build your home. They design it, too.

So if you’re dreaming about a custom home in Mooresville, Cornelius, Davidson, Denver, or anywhere along the shoreline, here’s why that one-team approach is worth a closer look.

Why ES Johnson Builders Designs Its Own Homes

It all started with a problem Eric couldn’t stop noticing.

About 20 years ago, Eric was sitting in on design meetings with talented architects and home designers. He loved the creative side. But one thing kept bothering him: the designer often didn’t know what anything cost.

A client would ask for everything on their wish list, the designer would draw it, and the plans would come back $300,000 over budget. That’s a lot of time and money spent on a house nobody could afford to build.

So Eric made a rule. He won’t design a home unless he knows it can be built for the client’s budget, with the features they want. He walks every client through what he calls “the triangle”: square footage, features, and budget. The right home lives somewhere inside those three.

The bonus? Because the designer is also the builder, clients get price feedback as they go. And it isn’t always bad news. Sometimes Eric gets to tell them they don’t need nearly as much as they thought.

Start With the Lot, Not the Floor Plan

Before Eric draws a single line, he wants to know where the house is going.

Lake Norman lots vary a lot. Slope, shoreline, setbacks, and county restrictions can change everything. Two lots that look similar on a listing sheet can be completely different once you start building. Choosing between them can be a $100,000 decision.

That matters because ES Johnson homes range from about $250 to $1,200 per square foot. The lot is the first thing that tells you where your project will land.

His advice for anyone who owns land or is shopping for it: call your realtor first, then have your realtor call Eric before you meet with an architect. He’s honest that, to a builder, every lot looks great because he gets to build on it. That’s exactly why you want both sets of eyes on the decision.

One Team From First Sketch to Final Walkthrough

Fewer cooks in the kitchen means fewer headaches in the house.

On many custom builds, homeowners juggle an architect, a builder, an interior designer, and a landscape designer, and they have to explain their vision all over again to each one. ES Johnson Builders handles interior design and landscape design in-house.

Eric points out that clients don’t always know how to put what they want into words. His team has ways of drawing that out, and you only have to do it once. From there, one person keeps the project moving at a steady pace instead of stopping and starting.

What does “custom” actually mean? Here’s how Eric explains it:

  • Semi-custom: Set floor plans with some changes.
  • Custom: A clean slate, with all your wants and needs designed to fit your budget. Selections continue until framing begins.
  • Luxury: There’s still a budget, just a looser one. At that level, “the internet is probably your catalog.”

Building Your Lake Norman Home the Smart Way

Lake Norman keeps growing, and more people than ever are dreaming about building their forever home here. Eric Johnson’s approach is refreshingly simple: know the lot, know the budget, and keep one team on the job from start to finish.
